Our vacation rental business and my fishing charter business.

I just purchased a 4plex and I am going to be occupying the unit that is currently month to month, how would I do notify them and is there a template for presenting this letter/document to the tentant?

Units show best that are clean, empty, and substantially complete.One other thing: it's great to have no days of vacancy, but the first time you sign a lease with someone and accept their payment and then have the current tenant refuse to vacate, you'll wish you waited until the unit was empty.

I’m not interested in single family unless they are solid vacation rentals.

I also have another unit in a lower income neighborhood where the cash flow is high; for this one I have ear marked it as my "vacation fund."

FOAC has marketing pieces that are advertising financing on vacation rentals, which I'd love to obtain.  

Give them notice to remove the animal permanently or have them vacate the home.

It's pointless to do one until they have completely vacated the unit, and you always send the deposit back to them in check form and to an address they provide.

Is it possible to refinance an existing loan (second home/vacation home mortgage) to a Rental Investment Loan as I intend to use this for rental?
