I also don't like to invest by appreciation, because it is based on personal assumptions (ultimately mine) or educated guess (still a guess even if it is accurate).

Ultimately the banks wouldn't care where the payments are coming from until do.

I may self manage the first few properties, but plan on having a large portfolio and will ultimately need a reputable property management company.

Ultimately, like many things in life it is about relationships.

For clarification, I could put down 20% on a 100k deal and still have money for rehab.My ultimate goal is to buy and hold.
