Hey guys, I have been religiously reading the Ultimate Beginner's Guide here on the site since filling out all my info on BP. 

She had a former tenant that did some damage but most of what I see is wood rot, possible roof issues, and other damage from not being able to care for the home.I have begun to approach her to discuss the cost of upkeep that ultimately is eating away at her living costs.Is there anyone investing in this area whether they are renting or fixing and selling?

@Grant Rothenburger your right, I guess because learning the systems until mastered, ultimately to become more efficient became second nature (In the manufacturing business).

This may require more time/due diligence but will ultimately be more worth it. 

I wrote The Ultimate Guide to Grading Cleveland Neighborhoods so out of state folks don't end up making risky moves based on looking at our market with those out of state eyes.

I'm interested in building personal capital by selling properties as an agent, and ultimately wholesaling and investing in Single/MF.

However, I'd ultimately look at the numbers on each strategy to see what fits best with what I'm trying to do.

Ultimately, the only reason houses that are marketed properly don't sell is because they're overpriced.
