Luckily, using Kilz on it to seal it can fix it (same with wood); you might also treat with a urine remover product (spray on, let soak in and dry).Downside - an extra day for painting and letting it dry, before putting in new carpet.

I'm aware that housing prices and rent control are hot topics in the coming election but I'm still at least two years out from buying my next property so I'll definitely have time to watch how this plays out before pulling the trigger, but I'm currently open to buying in the states as an option.

Morning BP,I am looking at a shortsale, the bank will not take anything under 270k, i think the house needs at least 30k of work to bring it up to its full potential.Right now the ARV is around 320k, but i believe my market area is on the tip and i am scared the second i pull the trigger the market will flop and ill be in the red.I know there is a lot of "market crashing" talk, i usually think it is nonsense, but this house does seem over valued.I know i am the only one that knows best for me, but what do you all think?

The main downsides were that the full cycle (wash and dry) took a long, long time, the loads had to be pretty small, and you can't have two loads going at once (one wash and one dry).I'd go with a stackable unit.
