The basic stuff is that they know what needs to be reclassed, adjusting journal entries, reconciliation of bank accounts, AR, AP, general ledger, subledgers, CAM reconciliation, true-up for CAM and Real Estate Taxes, rent/cam/tax escalation, proper allocation of the invoices and receipts.

Where I live, just two blocks in a certain direction can make a tremendous difference in the home values and I imagine that the algorithm pulls information from comps more than two blocks away which could inflate the estimate, or vice versa.

This escalates my perceived risk as well because this trend is not sustainable and I am hesitant to change how I evaluate a properties value just because others are buying them at higher prices (going back to price is what you pay value, is what you get...).

If you feel the rents are below market and there is a tremendous upside, AND its lendable as is, I would not offer less in the current market.
