If I took 50% of the money I spent on travel, live sporting events and other splurges in the last 5 years I'd have more than enough for a down payment for 2 cash flow generating houses and much closer to financial freedom.

As a CPA, I always, always, always am on the look out for deductions, so hey- If you fly in for it from Iowa, your travel, motel, car rental, meals might all be tax deductible!

Owner-wants-out house: run a preliminary title search, call up my insurance agent, call a traveling notary and sign the deed and contract with the owner.
