Hey everyone, Looking for advice/direction on how to manage and pay cash for doing multiple flips at once with contractors, material, etc.

Looking for my next flip (sold 2 houses in March, then took a break), and I'm hearing from everyone that materials have gone through the roof (heh).I spent some time today going through NAHB, BLS, BOL, CNBC, etc. looking for year-over-year increases, including overall inflation numbers from ShadowStats.

CHA (Chicago housing Authority) is tough in itself to do business with. 

Both tenants have paid their rents to me so no worries on them being tough to work with.Any lead from any landlord here would be greatly appreciated! 

I will put $35k-$40k of rehab (labor and materials) into it and rent it out for $800 per month.

It will be tough to qualify without a lot income to show but it will depend on the loan size (you might not be able to do FHA 3.5% but you can put more down to lower the loan amount and improve your DTI).

I haven't been ordering materials for a few months but wow!

What materials are going to give the most back to me?
