I would also contact the state licensing board.The chances of getting money from him in court are slim, if anything the negative reviews, notices from BBB, notices from the state board, then the notice from the court will force him to come to you to pay the damages and go back to hiding under whatever rock he scurried out from under.

I'm fairly confident that I can get 1k/month per unit based on testing it out over the last year renting the front part of my house on and off  and same central location but actually in downtown (have gotten over $800.00/month in high season while only renting 8 nights a month in a shared space).

Learning real estate is not hard, Find a Broker who offers a few weeks of training, then take your state test, poof you are a realtor.The challenge is learning to become a good enough salesman to earn a living selling real estate.The best way is after you take your test, then find a Broker like Coldwell Banker that has a great Mentoring program, then affilate with then for 1 year while you learn the ropes of SELLING and the tedious task of CONTRACTS
