Assuming you want to raise outside capital, you just need to convince investors that it is a good idea to invest with you, and if you don't have a lender, then no lender requirements would come into affect anyways.

I put 10% down, RAISED my interest rate as high as possible so that I could get a lender credit (no closing costs), then fixed up and refinanced, so the higher interest rate was short lived.

I'm curious what everyone's thoughts are on interest rates for the short term future (6-12 months).It looks like the fed is getting more aggressive with there narrative on tapering and raising interest rates.I'm planning on refinancing to pull equity out and to re-consolidate debt.Do you guys see rates going up in the next half year and see a benefit to refinance now?

Based on the other comments here, any of the plumbers you bring in should be able to shut your water off at the street to test either the groundwater or neighbors line theories.
