Evaluating this rental - First SATX

Hi all - looking at my first couple multiunits this year. Have good working capital and would be starting off with this (a larger one will be my primary residence ideally). I'm going to use my fha on a larger so this will have to have larger down payment.

A few things concern me -

1) The area - I live north central (stone oak) area and have no concept of that state of town. I'm a transplant of 2 years.

2) I have the average breakdown of water/electric which is around 330 for the last 9 months. I'm just curious how to factor raises in that/potential missing winter seasonal stuff in.

Past that what do ya'll think? It's nothing fancy but it should cash flow positive
