Tenants will lie when they do not get their way. 

There is moisture meter equipment and heat infrared technology to try and locate wet moisture levels and cooling and heat loss points.You might want an A/C company to go out there as well.

It goes to arbitration (a phone call that is not allowed to be recorded), and the tenant comes up with all sorts of lies and BS.
