Other clients I've mentored have wanted higher returns, so I helped them purchase properties in other parts of Phoenix.

I just had a client of mine here in CT that I connected with through BP close on a HUD property yesterday using a hard money loan. 

You may already know this, (you would be surprised how many of my clients don't before we meet) but in commercial, the buyer / tenant (in most cases) does not pay any of the commission from the transaction.

We're looking at a Multi-Family in Lubbock. Definitely a C-ish property. I read somewhere to stay East of Ave Q and this sits only a few blocks east of Ave Q. Current tenants seem to be slightly lower class and rents ...

I know some people feel strong about never needing a PM but I also know people who used to feel that way as well.

@Edgar Perez When my clients purchase a property, I meet with the tenants prior to close to get their side, then I get the landlord's side, then I confirm everything matches on the HUD (for prorated rent and deposits) at closing.

Their clients follow them wherever they land so you could get stuck with no booth rent.

I do my investments and then work with clients one on one.
