Is $370k upscale for your area, or middle of the road?

Don't leave things to chance, don't make decisions based on chance or gut feelings (though if your gut is warning you, investigate further), and if the numbers don't pencil out in your favor at the beginning of a project, things will only get worse down the road.

It's possible the provider is leaving them off to save you from future maintenance down the road. 

I never take financial advice from people that have not traveled the road I am traveling on and I especially don't take financial advice from people that have less than I do.

Sometimes they will take you up on it and the benefit for you is that you can save yourself some vacancy downtime down the road when you go to finish the rehab on their units.

As Jerry's post eluded to and maybe someone can elaborate further....what are the limitations on refinancing a property you might buy/renovate with cash and want to get your equity out of a short time down the road? 

I don’t want a quick cram course I’ve been down that road and BOMBED the test years ago.. so now I’m ready to get back up on the wagon and become licensed.

It is a back country road with little traffic.

There is one on a major road a ways away from us and on a good day you never smell a thing, on a bad day it smells like you're driving through a field of dog crap after it rained for 1/2 mile.
