I bet you guys have no idea of how your examiner days will open doors in the future, you'll be surprised to learn, even if you stay to retirement or go into other areas of finance/RE.As to debt service, I just raised the rent to cover it, as rates go up so does most everything else, so my simple approach was to keep my margin.

However I think if you talk to any wholesaler that has any legs in the business they will say that you have to be able to lay out some reasonable money for marketing to get the amount of leads necessary to find enough deals to sustain yourself.I like to say the wholesaling is simple (not a hard concept) but not easy (actually finding deals to execute the simple concepts on).The low barrier to entry does mean it is the field that most people with GRQ (Get Rich Quick) dreams will get into.
