I would put up a lot more in-focus photos, of each room and the bed configurations and sizes, all of the bathrooms, more of the kitchen showing the fridge and the dining area, and the backyard or porch with the barbeque you provide. 

The window is pretty good size and facing east.

This mentality needs to be considered on an investment of this size.

You will stay have to open up the ceiling about the same size hole.

They look at closed sales in past three/four months with like kind square footage and lot size.

Also, can I serve the tenant myself, or does it need to be "someone official" like a process server?

That said, you prob wouldn't ever want to put 200 units of one product size/offering in one location.

They were served 2x with notice of building being sold 60 days prior and 30 days prior as well as served a request to vacate by July 1st by a 3rd party.
