I get much more cash flow when I rent by the room than by the whole house, and when something breaks (normally) it comes out of the security deposit and that helps me fix up the house to make it nicer for the next tenants.

Are these valid reasons that would allow me to secure another FHA-type loan? 

I can't see what good they are except as security theater unless you have someone watching 24/7.

Can I use a lien to secure any monies I invest/help with? 

It'll be a $1M project and I have been able to secure $270k in private investment, $650k construction + perm debt, and $80k in state tax credits.

Traditional has nice terms and long term security, much easier to finance individually if you ever think you might want to sell one of the properties for any reason because it's time consuming and expensive to separate it later.
