It has been a nightmare finding and getting a place, either they dont call you back or they say no they dont accept housing, between housing and the PM s  I eventually just said screw it , I will go off housing and get a place with a room mate. and that is what I did

My reason is that I am house hacking in  current 2 family and I have 4 roommates in the 1st floor/basement unit (I have the whole finished basement to myself). 

My total payment is $1,480 (I live in the upper unit while the lower unit pays me 1200 rent and if I were to get a roommate etc (house hack) and charge them $400 I would live for free)Don't start with an FHA Loan, instead use it for your 2nd Duplex...because the 3% down Portfolio Conventional loan that I used requires that you do not own any other homes at time of closing.

I think the roommate/duplex deal is a great way to start.

If it's going to be a personal residence where you share the living space I would definitely recommend just renting by the room to a roommate instead of Air B N B.

Pretty common in places where there are lots of roommate arrangements.How they arrange the rooms is up to them.

my 1st house was rented to my brothers and they were living with roommates. jobs were lost and things became tricky.Started to rent rooms in my "new home" and was able to pull thru. eventually moved back to my 1st home, rented the house to 1 family and a little over 3 years now, I am under contract to sell and looking into doing a 1031 exchange and I am nervous.
