Walk in tub - No, walk in shower (with stainless grab bars) possibly with a $50 a month boost (it would have to be a business decision).Here is what a lot of Hotels call a Roll In Shower (the room floor and the shower floor are one tiled area with no shower lip.Good Luck!

Looking at the rent roll they have never had any issues paying on time and on the surface seem like responsible tenants (one is a bit cleaner than the other but no major issues).

We plan to buy and hold for at least 10 years.Obviously I try to verify everything thru the T12, rent rolls, etc but as a quick back of the envelope calculation I use 5% for vacancy, 8% for R&M, 8% for CapEx, 10% for management, 250 per unit for insurance.

Food...A quick serve is my number one recommendation I’d say a taco place but your in the Midwest so I don’t know how you guys roll with that..Let’s see, in Vegas we got a lot of lil casino parlors and laundry mats.
