In general, I have found the ones that pay at least a portion of the rent to be more responsible and easier to work with than the ones that are 100% covered by the program.

Hello everyone, I have a sf in Michigan that I like to rent out by room.

Hey Daniel,I have dealt with this at previous companies I have been at.We did require a passport of some sort.I will say, we never had any issues with any of the tenants that rented with no SSN.

My tenant has not paid the rent for the current month which was due on 1st .

He thinks they can rent each room out for $800 for a total of $3200/monthHe has offered 10% for me to manage the renting of the rooms to the tenants and to take care of the lawn and snow.This initially sounds low to me. 

Specifically, I recommend purchasing a single family house with as little money down as possible, and converting the property to a rent-by-the-room investment.

For example if the rent is $1,000.00 per month they applicant must provide proof of income of at least $2,000.00 per month. 

Also know that the housing market might not go up as quickly as you like...but honestly as long as it cash flows when you move out that is okay...I recommend saving up at least 6 months' worth of rents and having it cash flow at least $300 a month before moving out of the property.
