You are just buying blind otherwise.Then I would go over each cost item and ask myself why it is that much and if I can cut  the amount..I would even go as far as interview renters and find out what their thoughts are about the location and the property.

Tourists do come year round, but it helps to have a couple of other sources for renters.

I'd think cities with lots of renters and low affordability are the best for co-living projects.

I wouldn't move for it so I won't pay for my tenant to move.Even if it did justify a motel for a few nights, that's the tenant's responsibility and that's why they should carry renter insurance.

I need something which outlines PM responsibilities, renter check in, renter check out, compensation, cabin inventory, etc. etc. 

Unless you can find a good section #8 long term renter, the operating costs will be excessive.  

FYI, 25% of SM renters have not moved in 20 years.
