So i dropped the issue and decided to go another route, I was talking money and values to my normal local bank (US Bank) and the head loan officer at my location looked up my house and some comps and claimed she could get the value and loan at $330,000 with no issues.

It is a fixer upper and I was told it was vacant for 10-15 years.The deed attached to it is a Quit Claim Deed.The person with the quit claim is my seller in the wholesale deal.I never dealt with a quit claim deed and was wondering if theres any advice on what to do since I did get it under contract for a SINGLE Dollar.Thank you for any suggestions.

He just got hit by the State of CA, Department of Industrial Relations - "Labor commissioner's office" with a claim from their gardener who was painting their house and got 'injured'There was no agreement or just basic agreement stating that the gardener and then painter was an independent contractor.
