I did a 1.5 minute look on Zillow for Grand Rapids and it looks like you potentially have an affordable market if that's your goal. :)

Many big-tech companies are either moving into the market or expanding their business here, which is contributing to rapid economic development.

Again, I wouldn’t put too much weight on angry tenant posts.So maybe the first step is figuring out what services you want from them: use them as an agent, join their MLM company, rent a property they manage, etc.

@Chelsea John-Williams Instead of a weight limit, I typically advertise potentially pet-friendly rentals as "pets determined on a per case basis".All other qualifiers being equal I'd much rather have an older 60lb mild mannered dog than a 25lb yapping, high strung, unhousebroken puppy.Pet fees/deposits are generally whatever the market will bear.

Our rapid appreciation has made a great profit for many but because sales prices have risen faster then rents, it's challenging to find strong cash flow.
