My property performance is way below what AirDNA would estimate so I am trying to do some investigation on my own.

This may not seem like a big deal but if the property isn't generating any cash flow you'll be paying the taxes out of your pocket.

We have an in house builder here, so I have an endless supply of lots I am purchasing for them and selling these investment properties they build on the back end. 

I would definitely justify charging 1.5x the market rent for the inconvenience of not being able to move into the property. 

Hello All,I was wondering if any others have experience with owning a rental property that is an adult family home by renting out the rooms?

I am thinking of a second investment property but I am curious.

I need to find a better source for those types of properties.

Hey BP community,I recently purchased a SFR property in the Piedmont Triad area of North Carolina where I plan to replace the first-floor chimney with a bathroom (toilet, sink, vanity, stand-up shower).

I am a local homebuyer in New Jersey but is also interested to buy properties outside like New York.

The tenant is mentally unstable, didn't pay rent over a year, got evicted, forced out by the Sheriff and kept coming back to the property by breaking locks and lock picking.
