I have already found some in the range that I can afford without a down payment. 

It was the only awkward space in the house, removing the wall separating the hallway, pushing the refrigerator into the closet behind, and moving the range off the end has completely transformed the space to being consistent with the rest of the house.

In this case I have to get into the $157 range to make that work and I can't see the seller doing $23K off the sale price to get this where you're talking about.  

@Justin Worsham focus on creating a quality product so do all you can do to make the home beautiful and functional with the permits you need. 

We have a wholesaling product with 100% financing so you can do a double close and not need to do an assignment of contract. 

The quality of inquiries was much better there than craigslist as Zillow inquiries can come with tenant info (income, history, credit range, pets, smoker, etc).

But, long and short is that you would not need proof of income or a W2 for short term rehab, wholesale, and bridge loans and for some permanent financing products. 

@Mitchell LitamCongratulations, you've noticed that window replacement companies typically charge extortionate prices for their products and services.
