In most cases, especially if you are starting out it is best to roll the cash into the next deal and build a portfolio of income producing properties.

A fully-leased, 1-month stabilized asset producing an expected 8% CoC return and a 42% total return by the end of 2020.

Brandon Turner hasn't named this strategy that I'm aware of yet, probably because if it were your primary method of acquiring new properties you'd be dead before your portfolio was large enough to produce meaningful income...but it worked for us.

Being that your fairly young you could house hack in your area and change your primary residence every couple of years and only need to put low money down each time within the five years you are talking about you could easily have 3 properties under your belt as buy and holds that will help you produce that long term wealth and this is really low cost entry to build your real estate portfolio.  

Would it attract a less desirable tenant?

If the management company is excellent at their craft and they attract and retain top talent in related services (like contractors and agents, since there is a lot of overlap between PM and these fields), then the agents and contractors may be far better than the average agent in that same metro.Conversely, if that PM company is not led by a skilled business tactician they might be tempted to retain a shiza agent in their ranks so that they can capture some referral booty, with no mind to whether or not the end user client is getting good representation.I see both things happen in my market consistently, and though it doesn't create a helpful rule of thumb, hopefully it does help you in your decisions ahead.

Depending on your goals, investment strategy, and comfort level with outsourcing, the flyover states can offer great potential to earn a quite attractive return on your money! 

The last 8 years or so I've been lucky enough to be on the executive level producing shows for networks like Discovery, History, Tru TV, Netflix and TLC to name a few and it's been great.
