Insurance premiums vary, especially depending on the deductible you choose, rent projections, how much you put in reserves, and also property management fees can all be things that will ultimately be different than reality.

Ours is in Dunedin & so far in 30 years no direct hits although we had a home several blocks away lose a roof in the early 2000's & our insurance premiums tripled.
