The cops contact you and ask did you ever see anything suspicious, you say yes and the next thing you know you're being prosecuted and also potentially sued by the kids' family for punitive damages.

In our case we wouldn't have any value seasoning on DSCR so as soon as you do the repairs, we can potentially use that higher value to get you cash out. 

I am very conservative with purchase considerations and I feel that this would be a very low risk investment for a lender since there is no remodeling and the house will appraise for far above the price that I will pay for it.
