I didnt' find anywhere in your post where you indicate the lending institution, but I will say, a lot of lenders (mostly banks or credit unions) will "overlay" standard guidelines. what that means is that they will impose more stringent guidelines above and beyond the standards.

If for some reason I'm the first person that has tried to put a cabin on Booking.com and they call me back and verify that it's going to happen I will post an update.

Hi Kevin, I know this post is from a number of years back, but would you happen to be able to share some lenders who have down ADU loans before?

I may be wrong that is why I created this post to see if maybe I can get advice from an investor who has done this already and seen the results. 

My advice would be not to post the deal on a public forum, but to find a mentor/coach to reach out to.

I'm  posting this in Indianapolis but it could apply to any college/university town.
