Hello allI have a scenario to run by you and I know what most will say but I just want it to make sense as to why I would pass when my trigger finger keeps wanting to pull the trigger :)Portfolio of rentals for sale, 14 Duplex units and 1 Single Family in Timbuk (names have been changed to protect the innocent) yes they aren't in the greatest area which isn't good I know but they have all been upgraded new roofs etc. 90% occupied at moment asking 580k for all.

I'm looking at buying a couple more Rental properties in 2016 with the goal of growing my portfolio wealth. 

I do know of a few other portfolio lenders that lend on fix n flip houses in case you need more of those types of lenders.

Why aren't more people signing up with a local bank that can do portfolio loans, has a commercial lending department and they know who you are when you walk in the front door? 

I'm a numbers go, so I really like diving into the math behind the different deals and what the numbers need to be to make different deal work.My goal is to find a buy-and-hold property to start building a portfolio on.
