I am flexible to a client's request, if they insist on HD/Lowes, I would simply let them go with me on the first run, then request a "reloadable" card to not bother them, by then I could offer labor and material warranty (HD has really good return policy).

So I am trying to understand this correctly a little confused on the dates.....I purchase house sign deed - lets say 01/01/2016, 90 days after that would be 03/31/2016Can the buyers "FHA Buyers" put an offer in before that 90 days and they just can not close prior to 03/31/2016?

What I have done in the past for someone like that is on the day before it's too late, I will email or text the person that the rent is due tomorrow and 3 day notice is automatically goes out per the rental policy.

You do not need to record the survey.. just have him locate existing pins.. then eyeball it for yourself.You can also ask for an Alta title insurance policy and that will ensure you for enchroachments etc.

You have to have a contractor present the list of upgrades to the lender prior to receiving the loan, so your lender will have to approve the use of funds.
