If I sign one of these contracts to get the rehab done and then rent my place out, does that cancel the contract or will I be stuck paying for electricity for a year even after my future tenant moves in?

What Savannah needs are some mid, and ideally large, caps to step into there and make it's home place.

Some colors go awesome with older places, others with more modern places.  

I'm fully licensed agent and tbh, I've seen some things where agents barely make any effort on properties, so yeah I hope some get out of the business and leave it the market share to the ones who actually know about real estate.I do think Redfin/Zillow and big platforms are waiting on something like this to happen to fully take control of the market which IMO is more scare then the latter.

If you are not willing to spend time on the island, put in sweat equity, then PR is not the best place for an RE investor. 

Renovated the additional dwelling unit which is a 3 bed / 1 bath space spanning about ~1000 sq ft and added landscaping / hardscaping for guests to sit out and enjoy the shared backyard.

Last week, one of the tenants' dogs bit another tenant at the entrance of the property, as they share the entrance space and their doors are next to each other.
