I think if you focus on the debt that's all that will change, if you focus on growing your rentals, your income and cash flow will grow making your loans a smaller percentage of your focus!

You could set up the LLC that they receive an agreed percentage amount based upon risk, their goals, and exposure.

So, then the crime statistic percentages are based on the full-time residents, not counting visitors, and it throws everything off. 

Also, what do you prefer for the percentage on the new entity, 50-50, 90-10?

Because of this mindset change when I am dealing with the nitty gritty numbers in a deal or partnership I don't know if I am being arrogant and entitled by thinking I should be getting this amount or percentage, or if I am being confident and know the value I'm providing.

Will they allow a larger percentage of equity to be cashed out?

You didn't say how much the rent is today, so it's hard to know how big of a percentage increase this is.
