I'd have to disagree though on allocating a grand total of 15% for vacancies, maintenance, and capex.

@Brian Ellwood I’ve heard that a sub meter inside the duplex can be around a grand or so with installation, but getting a whole new water line from the city can cost 10 grand.

I have sold a number of homes on the MLS and the realtors don't like that I make them put that in the notes, but lets face it, although realtors are not suppose to "steer" people to houses, for a grand they all do.

There will also always be consumers who see brokers and agents as a necessary evil and dirt under their shoe.Different strokes for different folks.My commercial business is incredible and the best it has ever been.It's more of a gimmick and teaser on residential to get calls as the article states a fee close to 10 grand on the list side when average houses there are 400k so a 2 grand difference.I think 20 years from now we will still have the same discussion.

The takeaway is that even though I might not have a primary or side business generating serious income, if I roll a few hundred grand into the Roth side of the Solo, I'll be pretty good to go 10-30 years from now.

I moved into one of the units, I minimize the amount of monthly cost for housing, and I actually sold it for a substantial profit in less than one year.Being somewhat familiar with the Texas market place owning apartments in Garland and single-family residences in Rio Grande Valley, I would not think it would be extremely difficult to find a duplex in the area that you live in that would provide you a lot of the benefits that I've mentioned in this post.
