On top of that I agree with @Jaysen Medhurst that your CapX is low, you've already stated that the HVAC and Roof are 21+ years old, meaning you're going to have to replace them sooner rather than later so your CapX should be at a minimum 10% (in my opinion).

@Alex Smith Everyone has their own opinion on Public Adjusters and I tend to see more BP members recommend hiring a public adjuster immediately.
