You would have to be sure it was valid and has the information your standard screening company would include. 

Unless you are going to DIY manage, the MOST important team member is your Property Management Company!

I agree that you have to get out and talk to investors , mentors , property management companies , start walking properties so you have a better idea of what properties should be trading at and what operation cost should be for the property size you are looking at.
