While you can definitely find a deal on the MLS, the biggest problem is finding a seller who is motivated to sell, which is not easy to gauge by looking at a screen.

I've heard people say to expect a call-back % of anywhere from 2-8%, and that seems reasonable as I'm already analyzing more houses than that monthly.Also, I've found a lot of good info on the site surrounding what to write on the letters and how to be cost effective when sending them, but I'm still unsure of how the negotiation process is going to go once a motivated seller calls me.

@Janette Richan if you are a motivated self starter I would suggest going with 100% broker and have control of where your training dollars go.If you want something more structured a team might be for you.I see no advantage in being with a big brand with "name recognition" if they are not feeding you leads.
