I've seen a few that look super nice but they are upwards of $1800+.

Automated technology seems like a nice to have for a rental, but maybe it would be more coveted in an AirBnb?

The people we've worked with are very nice but we send them all the numbers from reports we run ourselves off Quicken and then, of course, copies of K1s, 1099, etc.TY 2020

I think there is greater value in more doors though, so findings something like a 2-4 unit property, where you will live in one unit and rent out the remaining units likely would allow you to live cheaper as their is more opportunity to increase cash flow.

I should add, while that's CAN be nice to take losses/deductions, its better to actually be positive and make money.If you flip, you are considered dealing in inventory, not an investment property. 

Unless you intend on staying this size, as you grow its going to be really nice to get this off your plate.

People did not care and were just loving the fact this person seemed like a nice guy.

To date, our combined projects have yielded 320 preliminary plat approved lots across 101 total acres in three different counties and have generated a nice healthy return.
