My thinking is that sticking with the blanket criteria will provide the protection of sticking with the numbers and not making “exceptions,” but you may lose out on opportunities for commanding higher rents in the first case or may lead to higher vacancy rates if you don’t adjust down in the latter case mentioned above.Our units are nice units in the C area.

That policy came about after we found (years ago) tenants burning newspapers, pine branches (nice aroma, dangerous for chimney fires) old furniture and trash in the fireplace.

Most people would find that excessive, but it is very inexpensive.If you are used to just living in a bedroom, my advice is either find another room to rent or move into a property and rent out your extra bedrooms.As I have gotten older with a family, I value a nice home in a good neighborhood more than I did when I was younger.

View report*This link comes directly from our calculators, based on information input by the member who posted.basically analyzed this deal best i could just started analyzing rental properties..loopnet ad barely had any info i just found some pictures on the inside and realizing that you would need more then 15k for rehab since it looks like it needs new cabinets in kitchens  would all depend on getting the deal right. ... thanks for any suggeestions and please let me knoe any good cities you guys think i should be looking at !

I'm not sure it makes too much sense to have 20 different LLC's for every single property you guys own together.
