Put together a business plan and marketing material showing potential profit of your chosen investment strategy and the benefits for investors of using a self directed  IRA investing in real estate transactions to generate better returns than what currently exist in traditional IRAs, 401ks, CD and other investment vehicles.

I have not found my niche yet as to which investment vehicle is right for me but really would love to shadow to see what is best fitting.I am seeking guidance in the Seattle area from someone that would allow me to share the experience of buying a property to learn as much as possible and get the ball rolling on my investment career.

If I put down a deposit, (in earnest), for the vehicle to not be sold, could the sales people (agents), still allow test drives, and mechanics, and friends to look it over as if it were still available?

In Illinois the title to a mobile home is the same as that for a motor vehicle.  

Side work - As stated above I work at a garage - we always get our during the day work done first so at night I will work late and bring in a little bit of income helping friends and family with vehicle repairs.

Because this thing is registered as a vehicle and has a tag, the rules are different.

Place your vehicles, furniture, jewelry, other personal property and even your check books into personal property trusts. 

Advantage of a van with the fold away seats is it is also a family vehicle when needed.
