You could also get a realtor to look on the mls to search for sold listings using the key word "mother in law suite" or "garage apartment" and find out who appraised those sales

IMHO, the key is both who you target - international students tend to be more serious as they (their family) are spending large sums of money to come here and study - and having a live-in "Den Mother" who keeps the ship on-course.Our student rooming house produces far less drama than our other student rentals.

Unless, you can get a deal off market of course :-) But I have a feeling that everyone and their mother sends letters regularly to all MF owners, which gives them even more power to increase their prices.

While I don't yet have a real estate attorney or a team or anything, I have a decent lead that I don't know how to handle.I've been pursuing a Driving for Dollars property (near my house) for a while and today - from talking to the neighbor - was able to 1) find out the full story2) get the name and ph# of the owner (it's a son who would be selling the house for his elderly/dying mother who is in a nursing home)3) give them my business card and say that I was potentially interested in buying the house4) Find out that no one is planning to move into the home and that they intend to sell it when the elderly mother passes away.
