My new property manager uses appfolio and I’m currently happy with the system so far.

All new new drywall and paint in a 4000 sq ft home, flooring, replaced all plumbing and upgraded electrical, new siding and garage doors, 4.5 updated bathrooms, kitchen remodel with quartz countertops and stainless appliances, many windows replaced, we kept as much original trim and doors as possible, upgraded the staircase with fashionable stainless steel cable system.

If you don’t have a standard system / qualifications then I recommend you develop them.

Inside you have old plumbing systems, knob and tube electric, old boilers and radiators or gravity fed furnaces.

Mostly just getting everyone switched over to the new paying system this month (i.e. me vs. the old owner) and following up on delinquent accounts. 

The MTM in theory gives you flexibility, but if the tenant goes sour on you then the only remedy is still the court system.

It may be you have a multi-family and a different tenant has clogged the system causing it to back-up in other units so, I would refrain from jumping to any conclusions over who caused it.

What do you suppose the customer experience will be when they have to coordinate showings in this human-free hands-off automated system of yours?

Some locales will require a sprinkler system on a 3 story building, which can be very expensive.
