Why even roll out this feature when the numbers are so wrong?  

Certain features of the property can make your CapEx cost skyrocket (e.g. try estimating the CapEx numbers on a historical property that require you to use certain expensive materials).

You would look for recent sales in your market with similar features.

First because this will allow you to open up that money again for feature goals.
