Now I am investing strictly for cash flow and not worrying about recession at all-just looking at rent return.The cap rates in the primary areas in this market suck now too.

I’ve reached out to everyone in my life in the industry, I have interviewed a few real estate agents, contractors, I’m going to my first BP meet up next weekend.

If it meets my Cash Flow criteria with that then it’s probably a pretty good deal.

@Jay Hinrichs - It is easy enough to meet the requirements by hiring someone licensed to underwrite the loan.  

I want to learn as much as I can as fast as I can and meet great people in the process.

I have been reading and listening to podcast about real estate investing, which is great and all but I was looking to actually meet with someone and learn the ropes.

Meet realtors, property managers, etc in the areas and get a feel for the types of properties you want to acquire. 

The agency requirements for brokers are very strict and although this may not break any of them the broker would have to be very careful with disclosures to you since you are not their client.

From all the podcasts, forum posts, books and meet ups I have been too.. it seems to be a great way to get started!
