We are currently taking down a wall in the master bedroom in order to make or walk in closet larger.

Identify an item or 2 that you'd be willing to complete and then make a deal to improve the property based on the performance of their rental payments (i.e. paid before the 1st for 6 months = ceiling fan in master bedroom).

The living room has gas log fireplace, Bedrooms are a split floor plan with the master bedroom being on opposite side of home from the other 2 bedrooms.

I had a toilet overflow in the master bedroom and two days later the living room floor was wet underneath.

Water is master metered and paid by the owner but all other utilities (sewer, gas, cable, electricity) are individually metered and paid by the tenants It is in a small, rural town in Washington state.

SF only allows up to 90 days, but I am not clear on the rules surrounding being an AirBnB host as a sublet to my master lease agreement.Has anybody tried this and what cities in the bay area would you think is best / worst to try out this creative strategy?
