My point is that in a market where overall demand is unbelievably strong, the opportunity-cost numbers are not that strong for an all-cash, or any for that matter, acquisition relative to past history. 

I live in Coastal Georgia, and stumbled across the Valdosta market last night.

I love analyzing the market and understanding the trends at the micro level.

The moment folks starts testing new markets because Memphis "Isn't working out" is the moment all the deals reveal themselves!

There are companies out there called Off-Site Rental companies that have their own maintenance, housekeeping and can rent and market the unit for you.

Hey Richard, I have been in the birmingham market for quite a while.

And lastly, it is one of the few remaining markets that you can get a 'steal' for a property.....all I recommend is that you rely on your 'boots on the ground' to point you in the right area codes.  5/30/24 Update:  I have been patiently waiting until our court date to reply to this post. 

There are deals to be found in any market.
