The main issue is that your listing is not updated and therefore not optimized. 

I had just come across a section 8 strategy video on youtube of a very well-known and successful investor who actually recommended not using multi-family properties as housing for targeting individuals with section 8 vouchers for various reasons...and now I'm afraid!!!

I have a decent amount of capital to invest and would love to know how to put that to work in real estate at my first main step into the real estate space.

The reason being I see a lot of people again just looking at one specific number and not understanding everything behind it.

top two reasons:1. they can usually command a higher price through a real estate brokerage. 

So I have interacted with literally hundreds of students who have paid the 20 to 50k for the courses.And the whole reason I was at these events was that at the end of the training many realized crap this is a lot of work looking for that one unicorn deal I think I will just buy a rental and call it a day.

@Robert Fry any reason why you just couldn't buy it from them normally?  

No duplex in this neighborhood has ever sold for over $800k, and that was a few years ago and was in an even better area of the neighborhood (off the main road, and surrounded by much nicer houses).The next day, we are alerted by the listing agent that they went forward with another offer without even giving us a call or a chance to compete.

Depending on your main goal it'll drive your movements.
