From what we've read, FHA loans are great for people like us who have limited credit histories and the low money down requirements are awesome.

Hi everyone,I have been on the forums for awhile doing research and I feel that it is time to get my first investment property.I am targeting a duplex in the East Bay and my agent/loan officer has come up with some creative financing ideas that make me a little nervous, but may have merit.

Those two project ideas sound excellent.

Hope this gives some idea, and there is plenty of resources online to looking including BRRRs and flipping. 

I'm sure our situations are different, but to give you an idea,  my CPA charged me $405.00 to do my federal and state taxes.  

So there are some limitations to it creating enough value, but rest of leads didn't see any issue and I was able to get the unit filled through August at the time of writing.

Although I don't love the idea of wholesaling I'm willing to try it as a means of acquiring capital to invest in other opportunities.I'm also a new resident of Florida- Charlotte County area.

Have an idea of the limits you want quoted     - Building - cost to rebuild    - Contents: do you have any business property there (appliances that are not built-in,         maintenance equiptment, furnishings in common areas) - what is the cost to replace them    - Business Income:  What is the total rents minus the costs that don't continue    - Liability:  What limit are you looking for2.

But since there is a limit to how much money the bank has access to....their rate will be higher...and usually with a prepayment penalty.

Hi Rob,Insurance companies provide quotes of free, so it's a good idea to get multiple and compare.
