A hint of gray is OK but I rather go with a light or dark brown matte.Lots of natural light go dark it will make the room pop.

We have had this light bulb moment over the last four months about real-estate and my wife has always wanted to pursue it fulltime, albeit I never gave it much thought until recently. 

After some light research & heavy angst we have come to the conclusion that "house hacking" a multifamily property might be best suited for us to wade through some of the growing pains as well as officially kick off our investment portfolio.

All new electrical, all new drywall, lighting, the whole deal.

Also, add in motion sensor lights and/or dusk to dawn lights. 

Right now I am doing some light marketing test runs to prove out the concept with a couple vendors in a couple states...........Anyways, thanks Chris always appreciate feedback from you on compliance type stuff.

Great job hounding this down.. more we bring it to light the safer the public will be.. but think about the avearge buyers of RESI homes maybe they buy a home once every 10 years .. they are not investors so easy to fool. 

However, as long as you do makereadys with more durable materials like snap in floors instead of carpet, flush lights instead of fans.. you're safeguarding yourself against those costs. 

@Alex Nelson the Wagner light duty ones are not great.

That should be done in any case, and once you have that, you can get a rent control exemption from DC Government's Rental Accommodations Division, which should give you the green light to make that increase.
