(the buyer has sent out a deal sheet with a binder & they everyone is waiting on me to green light my attorney) My partner says he does not want to be a part of any development or renovation project, no matter how much more we could potentially make, that his risk tolerance is different than mine having a wife and 3 kids to provide for.

The vacant unit will need a light/med rehab to get it rent ready. 

We did new paint, 20 year warrantied commercial vinyl plank flooring, new counters, painted cabinets, new appliances, new light fixtures, painted the basement, among others.

Get a really bright light and look. 

Hardly any lights worked and it honestly felt a bit like a horror movie.  

We winterized it so shutdown with just there fridge & lights & its just the $28/month nominal charge.The electric for our 5300 sq ft home in upstate NY runs an avg of $110/month all year.

We see warping & some shape disfiguration up here with light gauge cheap Chinese vinyl siding especially if it butts up to metal facia or there is metal flashing under the vinyl.

It needs all the finishes to be installed (most of which I've already purchased -- floors, cabinets, counters, appliances, vanities, sinks, faucets, lights).  

As indicated by other posters, this tenant agreement has some seriously screwed up ideas in it when you examine it in the light of some the basic realities of landlording.

Hoping to find something that is ready to rent out (though light cosmetic work is OK).
