They are not going to consider potential income though so you need to get a tenant in there, and it needs to be on a year long lease term to show that it is stable.

Gotta vote for Detroit here.There's still plenty of opportunity for BRRRR deals that will cash flow even at today's interest rates.There's a lot happening in the Detroit market in terms of investment and revitalization.
